1. They don’t have a home inspection before they commit to buy

Many Kiwi’s view the cost of a Building Inspection as a waste of money.  Bringing your old fishing mate Bob who has done a little DIY over the years to inspect your potential home, which is costing you thousands and thousands of dollars, is not enough!  Buying a home is likely to be the biggest investment of your life so don’t take chances.  It takes a trained eye to be able to see the problems that can exist in a home and you need  a qualified building inspector to investigate the property for any potential maintenance, water tightness or structural issues.  Let BSure give you the facts in a clear, easy to understand format, before you sign on the Sale and Purchase Agreement dotted line or include a Pre Purchase Inspection as a condition of purchase.

Don’t rely upon the vendor’s comments that the old, rickety roof is “sweet as” have it checked professionally.   Also, don’t rely upon verbal agreements with the Vendor or Agent to rectify any issues or undertake any maintenance work on the property prior to settlement.  Make sure that it is included in the further terms of sale.

2. They think that pre-approval is the same as finance approval

That slip of paper that you hold in your hand stating that you have been pre-approved by a bank or broker to borrow a certain amount of money does not mean that you can bid at an auction or sign a Sale and Purchase Agreement without a finance condition.

Yes they are willing to lend you a certain amount of money but they need to make sure that the property you want to buy is sound.  They may in fact stipulate that you must have a Building Report.  If they do not approve of the property, there could in fact be so many things wrong with it that are not visible to the human eye, they may either request that you pay a higher deposit or worst case scenario decline your loan despite you having a pre-approved loan in place.

3. They fail to budget for unexpected costs

Home buyers are not always aware of all of the costs involved in buying a property.  Depending upon the property that you want to buy there may be other costs that aren’t even included on the following list:

  • Builder’s Report
  • LIM
  • Legal Fees
  • Lender’s Mortgage Insurance Premiums (LMI) and loan application fees
  • Conveyancing Fees
  • Other legal considerations, such as a will or Trust Fund
  • Property Rates
  • Moving Costs
  • Property Insurance
  • Connection Fees such as electricity, gas, broadband
  • Registered Valuation. This is often required by the bank so that you can get finance approval
  • Cleaning Costs

Purchasing a home usually means having a mortgage so make sure that you give yourself a good start by setting aside money for additional costs so that you are not caught short when you have to settle on your purchase.

Interpreting a Building Report
